The proposed building features a perimeter block form, ensuring cross ventilation and ample solar access for all apartments. Its corner position on Railway Parade maximizes visibility and is accentuated by projecting angular balconies. Retail frontages with openable glazing activate the streets, promoting social engagement.

This L-shaped building is strategically designed to offer North East or North West aspect apartments, avoiding single aspect south-facing units. An open gallery fosters cross ventilation for all apartments. It respects neighboring buildings, activating the street corner. Notable design elements include terminating the podium block, a jagged West-facing facade for ocean and city views, stepped building form to minimize overshadowing, and dynamic facades that change throughout the day.
