Spanning 546.1 square meters along Beattie St, it’s surrounded by one to three-story commercial structures and residential terraces. It’s designated as a mixed-use development, including a boarding house and commercial premises, with B2 – Local Centre zoning.

The design blends modern materials with existing sandstone elements in the facade, verandah, and garden areas. It combines a single-story sandstone building and a two-story Victorian terrace, each responding to the streetscape independently.

The facade’s composition is influenced by neighboring structures, with vertical variations highlighting distinctions. A mirrored facade over a laneway subtly sets the elements apart. A contemporary color palette alongside sandstone and brick materials unites the sections. Diverse fenestration design prevents visual merging and enhances environmental performance with sustainable materials, passive design, performance glazing, shading features, and insulation.

The development’s density matches the site’s location and population needs, with easy access to public transport, jobs, and community facilities. The 24 boarding house studios prioritize comfort and amenity, offering dynamic interior designs and access to an open gallery. This design welcomes natural light, cross-ventilation, and fosters a sense of connectedness and community spirit.
