Nestled in the suburb of Kogarah, this architectural project within the Georges River Local Government Area strives to blend seamlessly with the local context and community ambiance. Spanning a 499.5 square meter site along Princes Highway, Regent St, and Regent Ln, it’s part of a diverse urban fabric of multi-story residential flats and multifunctional structures. The area is designated as R4 – High Density Residential and classified as Shop Top Housing, reflecting the evolving urban landscape.

In response to the neighborhood, the shop top development aims to enhance the area’s character while accommodating social, economic, and environmental dynamics. It adheres to zoning adjustments set by the New City Plan amendment in the Kogarah Local Environmental Plan, which established a high-density residential precinct in Kogarah North.

The architectural design, carefully considered, results in a 9-story frontage facing Princes Highway that complements nearby mixed-use and residential structures, and a 10-story frontage along Regent St that blends with the urban landscape. The facades and structure depth reduce the perception of bulk and scale, addressing privacy concerns with private open spaces and screening devices for each dwelling.

The development’s density aligns with the site’s locale and expected population, providing convenient access to public transportation, jobs, amenities, and retail. It offers 37 residential units, from studios to two-bedroom apartments, designed for livability and amenity. They include utility spaces and access to an open gallery for natural light, ventilation, and community interaction, fostering a sense of interconnectedness and community spirit.
