This design excellence competition project aims to rejuvenate Parramatta CBD’s eastern edge by creating a high-density mixed-use development. The development is envisioned to create a genuine mixed-use hybrid city that offers spaces for every person and use, including areas for creating, praying, playing, and growing. The design presents options and choices, creating flexibility to adapt to future uses, making it sustainable and relevant to the wider community’s needs.

The external circulation core is supplemented by terraces surrounding each building floor, connecting interior spaces with exterior terraces. The podium’s exterior terraces connect with the surrounding landscape and provide flexible spaces that can be programmed as enterprises see fit.

The tower design includes 402 dwellings suited to a variety of lifestyles and apartment sizes. The saw-tooth plan projects all east city-facing living rooms to create sun catchers and ensure living areas receive adequate sunlight.

On the western façade of the lift core, three-storey high passive communal sky gardens are introduced every three levels of the residential floor plate, providing opportunities for interaction between neighbours. These sky gardens create micro-communities within the larger tower, framing views looking out from each tower foyer as you step out.

This design creates healthy living through verticality, with spaces for every use and active circulation and accessible green areas. The open circulation system ensures the viability and use of the podium levels beyond the ground floor, transcending traditional lift access. The design’s prominent location and expression, sensory experience, and high-quality build encourage the use and contribute to users/visitors partaking in physical activity as they go about their daily routine.
